How Bridge Loans Work

A bridge loan is a short-term, interest-only loan secured by the equity in your current home. It gives you the cash you need to purchase your next property before your existing one sells — typically with a term of 6 to 12 months.

Once your current home sells (or you refinance into a permanent mortgage), the bridge loan is paid off. This lets you act quickly in competitive markets without making your new offer contingent on selling your old home.

💡 Example: You own a $600,000 home with $250,000 in equity. A bridge loan can unlock that equity so you can put a non-contingent offer on your next home — then repay the bridge when your current home sells.

Loan Requirements

  • Significant equity in your current home (typically 25%+)
  • Approved buyer under contract or listing agreement on current home
  • Minimum credit score typically 680
  • Debt-to-income ratio that supports both payments
  • Clear exit strategy (sale or refinance within 6–12 months)
  • Available for primary residences and select investment properties
